Our inspectors are trained to be familiar with a wide variety of situations. We believe that consumers have the right to expect the highest
standards of thoroughness, and effectiveness from their home inspector. All of our inspection reports must be authentic and stand up to critical
examination. We continue to build our reputation one inspection at a time to ensure you get the quality service you expect
from us.
"What we believe you as the consumer do not want, is an inspection whose undisclosed and pre-dominate
purpose is to market the Seller, the Sellers Agent, or the Buyers Agent (who may have an even greater conflict of interest
by representing the Buyer while simultaneously being the Agent for the Seller). Many inspectors are encouraged to emphasize rendering a "balanced" report, and maintaining
an objective and non-alarmist demeanor which stresses the positive aspects of a house, as well as the negative in such a way
as to water down negative findings. A consumer
then will have as little basis as possible to call the sale off or have solid evidence upon which to renegotiate the price.
"Deal killing"
are dirty words and the behavior is dealt with severely. Most home inspectors rely on as much as 70
to 90% of their business coming from Buyer or Seller Agent referrals. This marketing and business philosophy is typically
undisclosed to the consumer. The informational brochures reviewed by most new home owners to be are usually found in plain
site in the waiting rooms of Real Estate offices across the country and deceptively highlight many a home inspectors independence,
attention to detail and thoroughness which in the long run may have dire consequences. "This practice thus establishes
an inherent conflict between the essential purposes of a home inspection to a consumer as described above and the duty of
a Realtor® who is engaged to sell a home promptly at the highest price it will bring. It in many cases further establishes
a pattern of willful non-disclosure on the part of those involved such as to render its report worthless to consumers."
What
we believe a consumer of home inspection services would generally and reasonably expect is an inspection and report which forthrightly discloses physical conditions of a house
which could reasonably affect the health, safety and welfare of its occupants. It should reveal and report conditions which may, presently or in the reasonably foreseeable future,
cause the consumer substantial inconvenience or require costly repairs or maintenance expense. Indeed, the purpose of such
a home inspection is to give a consumer a rational foundation upon which to decline to enter into a contract to buy, to provide
lawful grounds to be relieved from a contractual commitment to buy, or to offer a sound basis upon which to negotiate a lower
price."
